越秀地產(123.hk)五月實現合約銷售金額約77億元(人民幣.下同),按年上升約65%。今年首5個月,公司累計合約銷售金額約289億元,按年上升約53%。在同行業首五個月合約銷售金額按年增速方面,大型內房有些已出現負數,有些僅維持低單位數增長;中型則普遍維持在低雙位數(最多約30%)增長。越秀首五個月的這種合約銷售金額增速明顯大幅領先同儕,其也已經佔了公司今年680億元合約銷售目標的42%。國內一線城市新建商品房銷售價格售價升幅雖在放緩,但廣州新屋價格的升勢仍在四大傳統一線城市中排首位。長期深耕於廣州的越秀也因此受益。再加上公司早前引入廣州地鐵作為第二大股東,並開始收購「鐵路+發展」項目,其今年680億元的合約銷售目標或可能被超額完成。公司目前股本回報率8.06%;市盈率6.91X(低於行業均值的10.28X);股息收益率5.38%。
